I feel like the person who developed the idea never went to college and experienced what happens to communal property in the long run(or read anything about just how much worse it gets when the scale increases, as in communist countries of the past). At the beginning there will be respect for the project, but as time goes on and just living there no longer provides a unique feeling of responsibility, people will utterly destroy the communal spaces. Sorry to say, but there's a reason why such a thing doesn't exist.
